"body": "Japanese currency retraces some weakness as inflation cools\n\nLONDON/SINGAPORE - The dollar held firm against most peers on Friday, as a peace deal between the U.S. and Iran hung in the balance, pinning the yen around a two-year low, a break past which would take the Japanese currency to its weakest in 40 years.\n\nThe dollar climbed as high as 161.8 yen late on Thursday, closing in on July 2024's 161.96. Any higher would take it to its strongest against the yen since 1986.\n\nIt was last at 161.3 on Friday, steady on the day, but traders were still braced in case Japanese authorities stepped into markets directly to prop up the currency as they did in late April and early May.\n\nThe dollar has surged this week, rising 1% against a basket of other major currencies, to a 13-month top, largely thanks to Wednesday's Federal Reserve meeting in which policymakers' new quarterly projections showed nine of 19 of them now anticipate a rate hike by year end.\n\n\"In the near term, the dollar may enjoy post-Fed enthusiasm for a bit longer, with markets probably keen to fully price two hikes by December at the first strong data print,\" said Francesco Pesole, currency strategist at ING.\n\nHe added in a note that the holiday in the U.S. meant there was \"a lower-liquidity backdrop, a window during which Japanese authorities have previously shown a preference to intervene\".\n\n\"(Dollar/yen) is already deep into intervention territory ... A lack of intervention today would leave scope for speculators to push towards 162-163 given the supportive (dollar) environment.\"\n\nWeighing on the yen are Japanese interest rates, which are much lower than those elsewhere, even after the Bank of Japan hiked interest rates to a 31-year high this week.\n\nConcerns around the spending plans of Japanese Prime Minister Sanae Takaichi have also undermined investor confidence and prompted speculation that more intervention could follow.\n\nThe safe-haven U.S. currency was also supported on Friday by jitters about the U.S.-Iran deal to end their war. Switzerland said U.S. talks with Iranian negotiators would not take place on Friday.\n\nThe dollar also gained on European peers earlier in the day, but that began to fade by mid-morning in Europe.\n\nThe euro hit a three-month low of $1.1418 before rebounding to trade flat at $1.1464.\n\nThe pound hit an over two-month low of $1.3164 but was last at $1.323, 0.2% higher on the day.\n\nSterling traders had much to digest with Friday data showing stronger than expected retail sales for May, separate figures showing a larger than expected budget deficit, and Labour mayor Andy Burnham decisively winning a parliamentary seat in northern England which could clear a path to ousting British Prime Minister Keir Starmer.\n\nElsewhere, the Swiss franc was softer, with the euro up 0.2% to 0.9238 francs, a day after the Swiss National Bank left its benchmark interest rate unchanged and repeated its increased readiness to step into markets to stop the currency appreciating.\n\nThe dollar climbed to 0.8091 francs, its highest since November 2025, and was last up 0.15%.",

The market is testing who has real knowledge, real systems and real responsibility toward clients,\" he said.\n\nDuring the boom years, smaller operators benefited from rising prices, fast commissions and strong off-plan demand. But as buyers increasingly ask about risk, pricing, payment plans and exit strategy, the gap between experienced advisors and basic sales agents is becoming harder to disguise.\n\n\"In a market that only goes up, almost everyone looks successful. But when clients ask better questions, weak brokers get exposed very quickly,\" he added.\n\nFor sellers, poor advice can mean months of wasted time. For buyers, weak guidance can mean entering the wrong project or paying the wrong price.\n\nBin Ali said the broker's role is shifting from simply providing access to deals towards providing advice - one that requires data, negotiation skills, pricing history, rental market knowledge and an understanding of client psychology.\n\nBoom-era agencies most exposed\n\nDubai's brokerage sector keeps growing alongside a record-setting market. Residential sales hit Dh176.7 billion across nearly 48,000 transactions in Q1 2026, up 23.4 per cent in value and 5.5 per cent in volume year-on-year, with January setting an all-time monthly record of Dh72.4 billion.\n\nOff-plan deals drove about 70 per cent of volume and 71 per cent of value, pushing brokers toward developer tie-ups and payment-plan advisory over pure resale.\n\nBin Ali believes technology will become one of the key dividing lines between agencies that adapt and those that disappear.\n\n\"Artificial intelligence will not replace strong agents,\" he said. \"But it will expose weak ones.\"\n\nThe pressure is expected to be felt most acutely by one- and two-person agencies launched during the boom years, particularly those dependent on speculative off-plan sales or commission momentum. Larger firms may hold brand advantages, but size alone will not protect weak advice from scrutiny.\n\nFor buyers and sellers, the resulting shakeout could prove positive. The pace of Chinese soybean buying remained slower than many traders had hoped, spurring worries that China may not buy the volume of soybeans this year that USDA has reported in its forecasts. It was not surprising that China had returned to the U.S. market as prices have dropped.\n\n\"They're value-based buyers,\" said Chuck Shelby, a market analyst and broker at Zaner Ag Hedge. \"With the break in prices, it makes sense that they would be looking to get more for their money.\" Going into next week, traders were expected to look at updates from USDA crop condition reports for signs of stress in the Midwestern corn and soybean crop, Shelby said. Recent heavy rainfall across eastern Iowa, central Illinois and Indiana, and parts of Ohio has left farmers unable to spray or apply fertilizer nitrogens, and excess water can damage plant health.\n\n\"When you start looking at total rainfalls in these areas for the month of June, you're going to see that there's been an excessive amount,\" Shelby said. \"So I would anticipate crop rating conditions to start falling.\" The most-active soybean contract on the Chicago Board of Trade settled down 6-1/2 cents at $11.42-3/4 a bushel. The benchmark contract hit a two-week high on Wednesday as it recovered from a four-month low on Monday. CBOT wheat fell 7-1/4 cents to $6.14 a bushel, while CBOT corn ended down 3-1/2 cents at $4.17-1/2 per bushel.\n\nChicago markets will be closed on Friday for the Juneteenth holiday. The dollar index rose to a one-year high after a Federal Reserve policy meeting reinforced expectations for U.S. interest rate hikes this year.
